Introduction
The goal of this document is to provide an approval process for submitting any construction or applicable landscaping changes to the Deed Restriction Committee (“DRC”) The following instructions are not intended to replace or amend the deed restrictions applicable to a Unit, and it is not intended to serve as legal or standard construction guidelines.
The deed restrictions related to your property are found in the official property records recorded for Sarasota County, Florida. The applicable Unit # is a part of the legal description for each property. The deed restrictions may differ from unit to unit. In the event this website conflicts with the recorded unit deed restrictions, the recorded deed restrictions will govern.
DRC Construction Review Application Timeframe
Please note that construction applications are first reviewed by the Deed Restriction Committee. The DRC then recommends action by the Association’s Board. This process may take up to 45 days to approve or deny any submission. No exterior construction should commence prior to board approval.

Submit your application
Step 1: Gather the necessary documents
NEW CONSTRUCTION & structure mODIFICATION
SITE PLAN showing property lines, easements, setback lines, placement of structures, including driveways, sidewalks, patios, pool, fencing, walls and finished elevations.
BUILDING PLANS showing detail of roof sections, pitch, material type,and minimum first floor elevations (when applicable)
Fencing or similar approvals
SITE PLAN showing property lines, easements, setback lines, the structure and the proposed intended fence locations, etc.
Step 2: Submit documents
The documents in Step 1 may be submitted by:
(a) Email to deeds@southgatefl.com.
(b) Drop off documents at SGCA office (3145 Southgate Circle). Documents must include contact information.
(c) By PayHOA using your login. First, click “Requests” on the main screen (near the top); then click on “Construction Requests” and enter “New Request”, then upload the required documents via Step 1 and click “submit”.
The DRC will receive the documents submitted by PayHOA directly.
Miscellaneous
Start of Construction. No lot clearing or placement of portable toilets will be permitted until all required governmental permits are obtained and written approval by the SCGA board has been granted.
Site Clean-Up. All construction sites must be maintained in a neat and orderly fashion. Trash from construction work must be contained in a proper dumpster or a suitable method of removal. All debris must be contained.
Builder’s Signage. During construction, only one standard sign not more than 4 square feet is allowed within the front setback of the lot. This sign must be removed upon issuance of the certificate of occupancy unless the home is built “for sale”.
Loud Noise Levels. Loud radios or unnecessary noise considered a nuisance will not be allowed in accordance with local ordinances.

SGCA and Technology
We highly recommend property owners take full advantage of renewable energy technologies for the home.
Solar collectors on pitched roofs should lie flat on the roof and be placed so that edges are parrallel with and perpendicular to the roof ridge and edges. No part of the installation should be visible above the ridge line.
Collectors located on the side of a building or on the ground must be harmoniously intergrated with the building or topography.
Solar installations should be installed in a manner that is appropriate and in visual harmony with the exterior of the residence.
All solor installations must meet governmental requirements and be permitted.
All solor installations must be approved by SGCA.
