Estoppel Certificates
What is an estoppel certificate?
An estoppel certificate is a legal document where South Gate Community Association, Inc. (“South Gate”) verifies in writing certain facts and/or conditions about a specific street address (regarding deed restrictions, membership and other property issues) to a third party (usually a buyer or a lender).
Cost of certificate and requested documents:
Estoppel Certificate
$275.00 for preparation and release of each estoppel certificate (amendments at no charge)
Copies of Documents
$5.00 first page, $.50 each additional page
Payment - South Gate Community Association, Inc. issues estoppel certificates only upon receipt of an order. Your order is your confirmation that the entity ordering will be responsible for the costs incurred whether or not you receive a bill.

Additional Information Regarding the Real Property
Why these certificates Matter:
The estoppel certificate protects the buyer and/or the lender, as the certificate:
Confirms the seller’s membership in the association.
Confirms whether the “deed restrictions” are active as to the street address on the effective date of the certificate.
Provides critical information regarding whether the real property is “in violation of the deed restrictions”.
Confirms whether “new construction” been approved by the South Gate board prior to the construction. Board approval of building plans is required in all active South Gate deed restricted subdivision units.
Gives the seller, buyer and lender assurances as to any pending transaction. This certificate is required by numerous banks/lending institutions before approving a new mortgage or refinance.
